Homzora publishes independent Boston housing research. We also take a small number of engagements each quarter where a developer, investor or institution needs that research applied to a specific question.
What this is. Market research and data analysis. We interpret rent patterns, renter intent and neighborhood trends using our own datasets and published methodology.
What this is not. Homzora is not a licensed real estate brokerage. We do not value specific properties, advise on whether to buy or sell, represent parties, or introduce buyers to sellers. If you need those things you need a licensed broker or appraiser, and we are happy to say so rather than take the work.
Engagements
| Format | What you get | Fee |
|---|---|---|
| Data consultation | A working call. We walk through what our data shows for the neighborhoods or question you care about, and what it does not show. | $350/hr 2 hour minimum |
| Site analysis | Written report on a specific area: rent levels and spread, renter intent, comparable supply, commute position, and where the data is thin. | $2,500 |
| Quarterly retainer | Monthly call, a custom cut of the quarterly data, and priority on questions between releases. | $1,500/mo |
| Expert input | Background for journalists, panel appearances, or written comment on Boston rental market conditions. | $500/hr |
How we work
- We tell you what the data cannot support. Our survey is a convenience sample of Homzora readers, not a probability sample of Greater Boston. Where a question needs more than we have, we say so rather than filling the gap with a confident-sounding estimate.
- Every figure carries its sample size. If we report a neighborhood number built on 18 responses, you will see the 18.
- Methodology is public. Everything we compute follows the same published methodology as our free datasets. Nothing changes because a client is paying.
- Findings are yours; method stays public. A custom analysis belongs to you. The way we calculated it remains documented and open.
Start with a call
Twenty minutes, no charge, no obligation. Tell us the question and we will say whether our data can answer it. Often the honest answer is that it cannot, and that is a useful twenty minutes too.
