Florida Security Deposit Statute Reference 2026
Section 83.49 of the Florida Statutes, governing how a residential deposit is held, claimed and returned. Florida runs a two path system rather than a single deadline: if the landlord makes no claim the deposit comes back in 15 days, and if they do claim they have 30 days to send a formal notice, after which the tenant has 15 days to object.
When the required claim notice is not given within the applicable thirty day period, section 83.49(3)(a) limits the landlord’s right to deduct from the deposit; it does not eliminate a separate damages action after the deposit is returned. Subsection (5) contains a notice rule for certain early departures and periodic tenancies, subject to its terms and any applicable written agreement. Read the current statute before applying that exception to a particular tenancy.
Miami-Dade Transit Fares 2026

Metromover is free to ride. Miami-Dade’s service page, checked September 19, 2026, lists operating hours of 5:30 a.m. to 10 p.m., seven days a week. Service can change, so consult the official Metromover page before planning a trip. Compare fare products by their coverage and conditions rather than ranking entire cities by one pass price.
The file also records a transfer asymmetry worth knowing: moving from rail or bus onto Metromover is free, but moving from Metromover onto rail or bus costs a full fare, because there was no fare paid to credit against.
Florida Notice Periods and Eviction Process 2026
Three days for nonpayment, excluding weekends and holidays. Seven days to cure a lease violation. Thirty days to end a month to month tenancy or raise its rent, and sixty for a year to year one.
The thirty day figure changed in July 2023, up from fifteen. Any guidance still citing fifteen days predates that. And Miami-Dade had its own sixty day requirement for month to month tenancies which the statewide rule now controls, so local guidance may also be out of date on that.
Florida specifies notice requirements for nonpayment proceedings. Whether a particular notice is sufficient depends on the governing law and the document served; a general dataset cannot determine the outcome of a case.
Florida Repairs and Habitability Reference 2026
The landlord duty to maintain premises under section 83.51, and the exact procedure a tenant must follow to withhold rent or terminate over a repair.
Florida’s repair and rent withholding provisions have notice requirements, exceptions and procedures that depend on the circumstances. Review the current statutory text and seek appropriate advice before withholding rent or ending a tenancy.

No row here meets the standard we apply elsewhere. We normally publish a range only where three or more independent sources report the same unit type. Eight rows rest on two sources and four on one. Every row records its source count and observation date.
The Little Havana figures are ten months older than the rest and carry the widest spreads in the file. Three sources were excluded and the reasoning for each is recorded, including one publishing HUD Fair Market Rent, which measures something real but not the same thing as a market asking rent.

The Miami rent download above contains bedroom specific observations with limited source coverage. Those observations are distinct from the single source, all sizes averages used elsewhere in the Miami edition. Neither should be treated as a current quote for an available apartment.

The statute reference is licensed CC BY 4.0, since the underlying text is a public record. The transit file carries no license yet, because we have not reviewed the source reuse terms.
