Buffalo, Rochester, Hartford and Grand Rapids: Compare Housing Options
By Homzora Research · Published October 20, 2026
Compare historical housing costs, stock and vehicle availability across four distinct Northeast and Great Lakes metros. Source checks: October 20, 2026. Historical data cover 2020 through 2024. Examples are illustrative unless explicitly identified as published estimates.
What this comparison covers
Buffalo and Rochester in this comparison are New York metros. Hartford is in Connecticut and Grand Rapids is in Michigan. Their inclusion creates a shortlist across the Northeast and Great Lakes, not a single labor or rental market. A move between them requires separate checks of employer arrangements, local administration and actual travel. The shared data definitions help frame those checks without making the places interchangeable.
All displayed estimates cover 2020 through 2024 from the ACS five year release. They describe metropolitan areas, not only city limits. This is a housing research comparison, not a complete cost of living index, a ranking of neighborhoods or a forecast of current rents. The article combines published figures with explicitly described arithmetic and household planning questions.
Matched historical metro measures
| Metro edition | Monthly median gross rent and MOE | Annual median renter income and MOE | Rent share 30% or more, computed group | All housing vacant share | Households without a vehicle |
|---|---|---|---|---|---|
| Buffalo | $1,057 ± $10 | $41,348 ± $949 | 50.1% | 7.4% | 11.2% |
| Rochester | $1,143 ± $11 | $43,979 ± $1,329 | 50.5% | 7.3% | 9.6% |
| Hartford | $1,416 ± $14 | $50,223 ± $1,417 | 51.6% | 6.9% | 9.1% |
| Grand Rapids | $1,202 ± $13 | $48,787 ± $1,323 | 48.8% | 5.8% | 5.4% |
Income is in 2024 inflation adjusted dollars. Published margins accompany the two medians. Percentage columns are Homzora calculations from the source counts; their margins are not calculated here. The rent burden denominator excludes not computed households. The vacant share includes all housing units and is not the rental vacancy rate. Vehicle availability describes households, not individual commuters.
Buffalo: the evidence to carry into a search
Buffalo to Cheektowaga, NY Metro Area has geography identifier 310M700US15380. Buffalo city procedures do not automatically apply throughout the Buffalo and Cheektowaga metro. Confirm whether the physical address is in the city, a town, or a village before searching inspection records.
The median gross rent estimate is $1,057 per month. The separate median income for renter households is $41,348 per year. Neither is a quote for a new resident. The rent burden calculation uses 78,150 households in the bands starting at 30 percent, divided by 156,052 with a computed ratio. That gives 50.1 percent under the stated method.
The all housing vacant calculation uses 40,111 vacant units out of 541,660 total units. The no vehicle calculation uses 56,277 households out of 501,549. Those measures answer different questions and should not be combined into a single score without a clearly justified method. For this location, for a unit in a building with several apartments, ask how heat and water are metered and allocated. Compare a heating included offer with a separately billed offer using actual seasonal information, not a single mild month.
A useful next step is to verify an actual offer and its complete weekly routine, then record which assumption would change the choice. Regional figures cannot replace that address specific evidence.

Rochester: the evidence to carry into a search
Rochester, NY Metro Area has geography identifier 310M700US40380. This guide concerns Rochester, New York. The city’s Certificate of Occupancy process does not automatically extend to every Monroe County or Rochester metro rental.
The median gross rent estimate is $1,143 per month. The separate median income for renter households is $43,979 per year. Neither is a quote for a new resident. The rent burden calculation uses 69,603 households in the bands starting at 30 percent, divided by 137,951 with a computed ratio. That gives 50.5 percent under the stated method.
The all housing vacant calculation uses 35,197 vacant units out of 481,033 total units. The no vehicle calculation uses 42,721 households out of 445,836. Those measures answer different questions and should not be combined into a single score without a clearly justified method. For this location, ask whether heat, water and snow related services are included in the signed offer. Put an uncertain expense in the worksheet as unknown rather than assigning it zero.
A useful next step is to verify an actual offer and its complete weekly routine, then record which assumption would change the choice. Regional figures cannot replace that address specific evidence.

Hartford: the evidence to carry into a search
Hartford to West Hartford to East Hartford, CT Metro Area has geography identifier 310M700US25540. Hartford, West Hartford and East Hartford are separate municipalities even though all appear in the Census metro name. A Hartford license search cannot settle the status of a home in another town.
The median gross rent estimate is $1,416 per month. The separate median income for renter households is $50,223 per year. Neither is a quote for a new resident. The rent burden calculation uses 73,369 households in the bands starting at 30 percent, divided by 142,186 with a computed ratio. That gives 51.6 percent under the stated method.
The all housing vacant calculation uses 34,341 vacant units out of 499,522 total units. The no vehicle calculation uses 42,363 households out of 465,181. Those measures answer different questions and should not be combined into a single score without a clearly justified method. For this location, compare heat included and separately metered units using the lease and a seasonal billing history. Keep the deposit and its interest record outside the monthly expense total.
A useful next step is to verify an actual offer and its complete weekly routine, then record which assumption would change the choice. Regional figures cannot replace that address specific evidence.

Grand Rapids: the evidence to carry into a search
Grand Rapids to Wyoming to Kentwood, MI Metro Area has geography identifier 310M700US24340. Grand Rapids city is not the same jurisdiction as Wyoming or Kentwood, although those names appear in the metro. Check which city handles the property before requesting certification records.
The median gross rent estimate is $1,202 per month. The separate median income for renter households is $48,787 per year. Neither is a quote for a new resident. The rent burden calculation uses 51,624 households in the bands starting at 30 percent, divided by 105,695 with a computed ratio. That gives 48.8 percent under the stated method.
The all housing vacant calculation uses 27,212 vacant units out of 467,528 total units. The no vehicle calculation uses 23,866 households out of 440,316. Those measures answer different questions and should not be combined into a single score without a clearly justified method. For this location, when comparing older and newer buildings, ask about the actual unit’s heating bill, parking and laundry arrangement. Building age alone cannot establish condition or monthly operating cost.
A useful next step is to verify an actual offer and its complete weekly routine, then record which assumption would change the choice. Regional figures cannot replace that address specific evidence.

One arithmetic check before interpretation
Taking the displayed median for Buffalo and subtracting the median for Grand Rapids gives $145 less per month in the point estimates. This subtraction does not compare the same dwelling, establish statistical significance or predict a household’s saving. Keep the published margins and different metro populations in view before using the gap as a reason to investigate current offers.
Repeat any desired calculation using the saved source files rather than copying a rounded chart. A current household comparison needs its own verified costs, dates and assumptions. The historical baseline is valuable precisely because its definitions are clear, not because it can settle every part of a relocation decision.
Define the household before choosing a metro
A comparison becomes useful when the household states what must work in each location. Record employment arrangements, necessary travel, space, accessibility, care and timing. Some requirements may be fixed while others are preferences. Keep that distinction visible. A place with a lower historical median is not automatically a feasible alternative if the household cannot meet an essential requirement there.
Use a short written brief before reviewing listings. Specify the intended move date, the housing formats you would consider and the full monthly commitment you can realistically support. Do not change those assumptions silently between cities. If one option involves a smaller home, different job or additional vehicle, describe it as a different scenario rather than an equivalent offer at a lower price.
Keep the historical baseline separate from current offers
The table above uses the same ACS period and definitions for each metro. That makes the figures more comparable than a collection of unrelated figures from different years. It does not turn them into current asking rents or the price of moving today. Existing households, properties and payment arrangements differ from the offers a new resident may encounter.
Create a second worksheet for current verified offers. Record the unit, date, lease duration, included utilities, required charges and possession conditions. Keep the original metro baseline beside it for context, not as a target every listing must match. An offer above the median is not automatically unreasonable, and one below it is not automatically suitable or authentic.
Do not divide unrelated medians into an affordability verdict
Median gross rent and median renter household income each describe a distribution. Dividing the first by the second does not identify the housing burden of a typical matched household and cannot determine the share experiencing pressure. Use the actual rent burden table for that question. Its bands relate reported housing costs to reported income under a defined population.
This comparison excludes the not computed category when calculating the displayed share at 30 percent or more. The numerator includes the four bands beginning at 30 percent, and the denominator is the table total less not computed. A different denominator produces a different statistic. Keep that definition when reproducing the comparison and do not substitute a percentage of all residents.
Interpret the difference without declaring a winner
A numerical gap between estimates is not automatically a statistically meaningful difference. The source counts and medians have margins of error. Derived percentages need appropriate uncertainty calculations, and this article does not perform a formal significance test. Small gaps should not become a headline claiming that one place is definitively superior. The evidence is a starting point for investigation.
Nor do these measures identify why metros differ. Housing stock, household composition, work patterns and many other characteristics may be involved. The comparison does not isolate causes or predict the effect of a particular policy. Avoid explanations that go beyond the data, especially claims about residents, neighborhood quality or future investment returns.
Test transport with actual destinations
A metro vehicle availability share does not tell you whether your specific route works without a car. Map the home, work entrance and essential weekly destinations. Check the current transit schedule, walk connections and return options. If two people need a shared vehicle at the same time, include that conflict. The complete household schedule matters more than proximity to a line on a map.
Put transport changes beside housing costs. A lower rent can be offset by a necessary additional vehicle or repeated paid trips, while a workable route can change the household’s options. Use actual costs and clearly labeled estimates. Do not assign every household in a metro the same transport budget or assume that a regional average describes a particular address.
Treat vacancy as a different question
The displayed vacant share refers to vacant units divided by all housing units. It is not the rental vacancy rate and not the number of units that can be leased today. Some vacant units have other purposes or statuses. A broader stock measure cannot determine whether a suitable home is available for your intended date.
Verify current offers directly and avoid counting the same advertisement multiple times across websites. Record the exact unit and the date availability was confirmed. A higher historical vacant share should not be used as proof of negotiating leverage or as a reason to ignore a deadline. The actual offer and its terms are the relevant evidence for that decision.
Compare the initial cash requirement
A move can require money before the new routine begins. List deposits, required initial payments, travel, transport and any confirmed overlap between homes. Separate refundable funds from consumed spending, while preserving the cash needed to provide both. An attractive monthly comparison can still be difficult if the initial timing does not work.
If temporary accommodation or storage may be necessary, obtain realistic terms and include the exit cost as well as entry. Do not assume an employer will reimburse expenses without confirmation. Keep a less favorable timing scenario alongside the preferred plan so the household understands which delay or missing payment would change the decision.
Compare property evidence within each location
Use the same standard of verification in every metro. Confirm the representative’s authority, inspect the offered unit appropriately and obtain the written responsibilities and charges. A lower regional price does not justify skipping those checks. Local registration, inspection or assistance resources may differ, so identify the municipality serving the actual address before relying on a process.
The city guides linked in this comparison provide routes into that research. They are not certificates that a particular property is suitable. Public records can answer some questions, while current observations and qualified assessments answer others. Keep the source and purpose of each piece of evidence clear in the decision file.
Preserve household priorities without turning them into market claims
Access to family, familiar services, a work opportunity or a particular living arrangement can matter substantially. Record those priorities honestly. They do not need to be disguised as a statistical ranking to be legitimate. One household may choose a more expensive arrangement because it solves a necessary problem, while another may reasonably choose differently.
If you assign scores, explain what each score means and whose preferences it represents. Avoid a universal best city label based on a few measures. A transparent comparison can show the tradeoffs without claiming that the same answer fits every renter, buyer or household.
Make the final comparison reproducible
Keep the source files, geography identifiers, formulas and retrieval date with the worksheet. Save current offers separately so another reader can distinguish historical context from newly collected information. If a source changes, retain the version supporting the original statement. Round only at the final presentation step and preserve unrounded calculations in the working file.
The final decision note should state the chosen scenario, verified commitments, remaining uncertainties and reasons for the choice. It should also name the change that would cause a review, such as a different work location or an unavailable unit. A careful comparison supports a decision under stated conditions; it does not promise a particular rent, income or outcome after the move.
