Landlord software trial scorecard

Compare products using the same tasks, evidence and required features. Export a record of what you actually tested.

This is a testing workbook, not a completed product review. Homzora has not assigned performance ratings to Buildium, TurboTenant or Rentec Direct here. Record what you observe in a trial or demonstration and preserve the evidence.

Calculations run in this page. The calculator does not submit or save your entries. Avoid personal identifiers. Downloaded results remain on your device; site analytics and optional services are described in the privacy policy.

Test identity

Score the same tasks

Use fictional records. Score zero for fail, one for partial and two for pass. Leave untested tasks as not tested. Weights express your priorities. A required task below pass needs resolution regardless of the total score.

A repeatable test instead of a generic ranking

Start with the job you need to complete. An owner managing a few homes may have different requirements from a manager reporting to multiple owners. Record your portfolio structure, the people who need access, your current accounting process and the records you would have to migrate. These are requirements, not reasons to award a product points before testing.

Use the same fictional scenario for every product. Create a sample property, an opening balance and a maintenance request. Then deliberately make a correctable mistake. Observe whether you can find the transaction, understand the correction and explain the resulting report. A task that works only after extensive help should be recorded as such. Do not include genuine tenant identifiers, payment credentials or confidential documents in a public example.

Capture a screenshot or an export where permitted, label it with the product, plan and date, and note the steps taken. Keep observation separate from interpretation. For example, recording that an export omitted a field in your trial is narrower and more defensible than claiming the software can never export that field. Ask whether another plan, setting or process changes the result.

What counts as evidence

A vendor description establishes what the vendor says, not what Homzora has tested. A guided demonstration shows the demonstrated workflow, but may not establish that it works with your permissions or subscription. A trial with fictional records can show the specific tasks you completed, although it does not prove performance at a much larger scale.

For a published review, identify the tester, dates, product plan, test steps, evidence and unresolved limits. Disclose any affiliate relationship, free access or vendor assistance. Give the vendor a chance to clarify an apparent limitation without allowing that clarification to replace the observed result. Do not publish a product score from a mostly empty worksheet.

Use required tasks as a separate decision gate. A product that cannot meet a necessary export or permission requirement is not rescued by doing several less important tasks well. The percentage here covers tested tasks only. Untested work is excluded rather than treated as a failure, and coverage is displayed beside the score so a high percentage cannot conceal a small test.

Check the actual cost and exit process

Obtain a written quote for your unit count and intended functions. Separate the subscription from setup, payment processing, screening, document, support or migration charges that apply to your situation. Confirm who pays each charge. Do not assume a advertised base price is the total cost of your workflow.

For a simple arithmetic example, a $60 monthly subscription with $120 setup costs $840 in the first year before any other charges. A $75 monthly subscription with no setup costs $900. The difference is $60 for that year. Both figures are fictional. A different fee schedule, term or required feature can reverse the comparison.

Before adopting a system, test how records leave it. Check the export format, field detail, attachments and date range. Confirm what remains accessible after cancellation and how much time you have to retrieve it. Preserve a readable sample outside the application and check that it still supports the task you need to perform. A downloaded file is useful only if you can interpret and reconcile it.

Before Homzora publishes a tested review

A completed review needs actual evidence from the product. This workbook prepares that evidence but does not supply it. Until a tester has completed the tasks and checked the findings, no product receives a Homzora performance rating from this page. Save separate assessments for each plan you test, use the same requirements, and revisit the result when the product or your workflow changes.
