How to read Miami housing data without mistaking it for a rent quote

The U.S. Census Bureau QuickFacts table for Miami city, Florida reports median gross rent of $1,758 and an owner-occupied housing unit rate of 30.8% for 2020–2024. Homzora checked these entries on September 13, 2026.
The period matters
These historical measures are not a September 2026 asking-rent survey. They do not establish what a particular landlord is charging now, what a particular bedroom size costs, or what you should offer for an individual home.
The boundary matters
The source describes the city, not the whole metropolitan area. The City of Miami is separate from Miami Beach and other Miami-Dade municipalities. This survey covers the City of Miami only. Do not substitute a metro figure for a city figure without explaining the different geography.
The measure matters
Median gross rent and the owner-occupied housing unit rate answer different questions. Neither describes the quality, condition, fees, or availability of a specific listing. Compare sources only after checking their dates, definitions, geography, and units.
