Planning a Chicago rental budget: start with total cost

A rental budget is more useful when it describes all the payments you will make, rather than the advertised rent alone. This guide helps you organize quotes for a home in Chicago; it does not estimate local market rents or set legal fee limits.

Separate monthly costs from cash due now

Write down the quoted base rent, then list utilities, internet, insurance, parking, and any mandatory building charges. Ask which charges are included and which are separate. A payment described as a deposit should be checked for its conditions and refundability rather than assumed to be a permanent expense.

Next, make a second list for the move itself: initial rent, deposits, application charges, moving services, setup costs, and overlapping housing payments. Record the due date beside each amount. Having enough money over a month is different from having enough on the day a payment is due.

Build the budget from reliable take-home income

Subtract ordinary living expenses and your chosen savings allocation from income after taxes and payroll deductions. Subtract housing extras next. The remainder is the base rent allowance produced by this method. A negative remainder means a shortfall before base rent; it is not a reason to hide a cost or count on uncertain future earnings.
